What we do

Full management, in plain English

Six things, done well, on a small portfolio. No add-ons, no upsells, no surprise fees on the monthly statement.

Marketing and leasing

Honest photos, transparent listings with credit and income on the page, and same-day responses to inquiries. Average time on market is 11 days.

Tenant screening

Credit pull, employment verification, and a real call to the prior landlord. Oregon-compliant adverse-action letter if we decline.

Rent collection

ACH at no cost, card with a small processor fee. Owner draws on the 10th by direct deposit, with a monthly statement you can read.

Maintenance

Eight-year partnership with Rosewood Trades for plumbing, electric, and carpentry. Their invoices forward at cost, no markup. 24/7 line answered live.

Inspections and reporting

Move-in, move-out, and annual walkthroughs documented with photos. Monthly statements, year-end 1099s, IRS-ready tax packages each January.

Older-home expertise

Most of what we manage was built before 1935. We know knob-and-tube remnants, galvanized supply lines, and original windows — and have vendors who do good work without overcharging.

Why Cedar

A small portfolio, kept well.

We chose to stay small. About 25 homes total, all within a half-hour drive of our office in Sellwood. That cap is on purpose — it lets us know each property, each owner, and each resident by name. When the dishwasher leaks at 9pm, we know which unit, which appliance, and which plumber to call.

Every listing shows the credit minimum, income multiple, pet policy, co-signer rules, and application fee. You decide before you pay anything.

A real person picks up

You can call the office during the day and reach Maren, Theo, or Jules. After hours, the maintenance line is answered live by a person — not a tree.

Move-in ready means ready

Between residents we paint, deep clean, replace what is worn, and walk the unit twice. You get the keys to a place that has been looked at recently by humans who care.

What credit score do I need to rent a Cedar home?
Primary applicants need 640 or higher. With a qualified co-signer (700+ credit, 4× rent income), we can consider applicants down to 580. The minimum is on every listing.
Do you allow pets?
21 of our 25 homes accept pets. Flat $30/month pet rent — no per-pet stacking, no breed restrictions, no weight limits. Service and assistance animals are not pets and are not charged.
How long does the application take?
About ten minutes per adult applicant. We respond within one business day in most cases. The fee is $45 per adult, refunded if we decline without fully reviewing.
Do you accept Section 8 vouchers?
Yes. Oregon law requires equal consideration of source-of-income, and we comply. Email leasing@cedarandco.example before applying so we can coordinate the Home Forward inspection schedule.
How much do you charge to manage my home?
Flat 8% of collected rent. No setup fee, no vendor markup, no leasing fee on renewals. Leasing-only placement is a flat $1,000. Month-to-month with 30 days notice on either side.
Why is your portfolio capped at 25 homes?
Past 25 we wouldn't know each property well enough to do the job we want to do. We turn down contracts that would push us past the cap or pull us outside our five east-side neighborhoods.
