Full management, in plain English

Marketing and leasing

Honest photos, transparent listings with credit and income on the page, showings by Maren or Theo, and same-day responses to inquiries.

Tenant screening

Credit pull, employment verification, a real call to your prior landlord, and an Oregon-compliant adverse-action letter if we decline.

Rent collection

ACH (free) or card. Owner draws on the 10th of each month, direct deposit, with a monthly statement you can actually read.

Maintenance, done by people we trust

Eight-year partnership with Rosewood Trades for plumbing, electric, and carpentry. Their invoice forwards to you at cost — no markup. 24/7 emergency line answered live.

Financial reporting

Monthly statements, year-end 1099s, IRS-ready tax packages each January, and a live owner portal with statements, leases, and work orders.

Older-home expertise

Most of what we manage was built before 1935. We know the common issues — knob-and-tube remnants, galvanized supply lines, original windows — and have vendors who do good work without overcharging.

How it works

From the first call to the first rent check

  1. A free walkthrough

    We walk the home with you, pull east-side comps within a half mile, and send a written rent estimate plus a short list of anything we'd recommend before listing — usually within two business days.

  2. Sign and set up

    Month-to-month management agreement. Owner portal access. We schedule any pre-listing prep we recommended (paint, deep clean, photo shoot).

  3. List and find a resident

    Listing live with full requirements on the page. Average time on market is 11 days. We screen every applicant by the same criteria.

  4. Lease and look after it

    Move-in walkthrough with photos, rent on auto, ongoing maintenance, monthly statements, annual inspections with written reports.

Honest pricing

Flat 8%. No leasing fee on renewals.
