How do I apply for a Cedar home?
Click "Apply" on any listing. The application takes about ten minutes per adult. $45 per adult, refunded if we decline without fully reviewing.
What credit score do I need?
Primary applicants need 640+. Co-signers accepted down to 580 with a 700+ co-signer and proof of relationship. The number is on every listing.
What's the income requirement?
Combined gross monthly income at or above 2.5× the listed rent. Two recent pay stubs, or an offer letter for new jobs. Self-employed: most recent two tax returns.
How much is the deposit?
First month's rent plus a security deposit equal to one month's rent. We don't take last month's rent up front. Deposits are returned within 31 days of move-out per Oregon ORS 90.300.
Are pets allowed?
21 of our 25 homes accept pets. Flat $30/month pet rent — no per-pet stacking, no breed restrictions, no weight limits. Service and assistance animals are not pets and are not charged.
Do you accept Section 8 vouchers?
Yes. Oregon law requires equal consideration of source-of-income and we comply. Email leasing@cedarandco.example before applying so we can coordinate the Home Forward inspection schedule.
Can I tour before applying?
Yes. Self-guided tours during business hours with a one-time access code, or schedule with a leasing agent for evenings and Saturdays.
How long does the application review take?
One business day in most cases. We'll reach out if anything is missing.
What's the application fee?
$45 per adult applicant. Refunded if we decline without fully reviewing the application. Portland's FAIR Ordinance criteria are followed for every application.
How long is the lease?
Standard 12 months, with 18- or 24-month options at a small discount. Most of our residents stay two or three years and renew at modest increases (typically 2-4%).
